Traditional Design-Bid-Build Model (T)
The Owner selects and hires an architect. In turn, the architect retains specialized consultants, such as civil, structural, mechanical, electrical & plumbing engineering to prepare Construction Document drawings for select general contractors to bid. Establishing an accurate construction budget at the beginning of a project is difficult; therefore, conflicts may arise if the Owner’s construction budget or project schedule is not accurate. The traditional design-bid-build project delivery model often results in adversarial relationships between Owner, Architect, and Contractor.
Integrated Project Delivery Model (IPD)
The Owner, Architect, and Construction Manager enter a written agreement at the beginning of the project. A common project vision is created, along with roles and responsibilities, and a realistic construction budget and schedule is prepared by an experienced construction manager. Early in the project, the architect initiates communication with local planning and building agency authorities and specialized consultants, to identify and plan a strategy to overcome obstacles. As the Conceptualization Phase is initiated, the architect receives valuable construction cost feedback from the construction manager, to align the design concept with anticipated construction costs. This coordinated team effort provides opportunity to continuously align design solutions with anticipated construction budget. As the design progresses, many challenging obstacles are worked-though by the architect and construction manager, to promote a smooth-flowing Construction Phase.

Integrated Project Delivery (IPD) Workflow Model
The Parabola A+D Workflow Model expands radially, from the central starting point to the outer edge of Operations & Management. It describes estimated start-up and completion of each discipline, within specific phases of the project. The Owner, Architect, and Construction Manager actively participate in sharing responsibilities. Two primary benefits are derived with an IPD model:
The integration of early input from the construction manager, installers, fabricators, and suppliers
The ability to model the project accurately using 3-D computer modeling tools are shared with the design team and construction manager for early construction cost evaluation

The first three phases of the integrated project: Conceptualization, Criteria Design, and Detailed Design involve more effort than the traditional design-bid-build model.
